Mahagun Group has been building across Ghaziabad and the Noida region for over four decades. The group's track record spans more than 40 years, sustained by a committed team of engineers and space planners. The group has already delivered approximately 15.76 million sq ft covering about 11,500 residential units, besides hotels and commercial spaces in Ghaziabad and Noida. By most recent counts, the builder has delivered 26 projects so far. Completed projects stretch from Sector 50, Noida — where Mahagun Manor was handed over as early as 2005-06 and Mahagun Maestro and Mahagun Morpheus followed in 2007-08 — to Indirapuram in Ghaziabad, Sector 78 in Noida, and the golf-adjacent plots of Sector 150. Mahagun Manorial, one of its landmark towers, combines 40 floors of residences with access to an 18-hole golf course designed by Graham Cooke. Sector 12 in Greater Noida West is the group's most active address in the micro-market today, and that focus reflects a considered read of where the NCR's residential demand is moving.
Sector 12 sits within Greater Noida West — administratively part of Gautam Buddha Nagar district and colloquially called Noida Extension. It is a strategically planned residential and commercial zone, being developed as a low-density, premium residential hub rather than the high-density, compact-style apartments that characterised older parts of Noida Extension. For a developer whose portfolio has consistently targeted the 3 and 4 BHK segment with large floor areas, this planned low-density character is a natural fit.
Sector 12 benefits from quick access to the Noida–Greater Noida Expressway, Yamuna Expressway, and the Aqua Line (Noida Metro) spine toward Pari Chowk and Knowledge Park. The proposed Aqua Line extension lists a dedicated metro station at Sector 12 as part of the new stations being planned along the Greater Noida West corridor. The Aqua Line extension from Sector 51 toward Knowledge Park V progressed through DPR and central approvals in 2024-25, and the Boraki spur received central approval in July 2025. The road in front of the Mezzeria site is the 130-metre-wide arterial, which places the project among the most visible addresses in the sector.
Sector 12 is approximately 8 km from Artha SEZ, a commercial hub, while offices in Sectors 132, 135, and 142 along the Noida Expressway are around 17–18 km away. Top schools such as GD Goenka, Aster, and St. Teresa are within 5 km, and hospitals including Yatharth, LYF, and Motherhood are within 10 km. Gaur City Mall and Central Mall are nearby retail options, Ryan International School is in close proximity, and Fortis Hospital is reachable quickly.
Among the sectors in Greater Noida West, Sector 10 and Sector 12 are currently commanding the highest prices, attributable to their proximity to both the metro corridor and upcoming commercial developments. A July–September 2024 analysis found that Greater Noida West clocked over 2,900 property transactions in the quarter, outpacing Central Noida's 1,912. Mahagun's decision to site multiple projects here aligns with that transaction momentum.
Mahagun Mezzeria is a residential development in Sector 12, Greater Noida West, spanning 7.5 acres and offering 3 BHK and 4 BHK apartments with sizes ranging from 1,945 to 3,200 sq ft. The project was designed by architect Hafeez Contractor, with the architecture drawing from an Art Deco vocabulary. Hafeez Contractor is a name Mahagun has worked with across multiple projects — the same architect shaped Mahagun Marvella in Sector 78, Noida, and the group's Ghaziabad developments — so the pairing on Mezzeria carries real precedent.
Mezzeria comprises 7 towers housing 800 flats in total. The project is built with 80 percent open green spaces, and amenities include a clubhouse, swimming pool, gymnasium, jogging track, and children's play areas. Construction employs aluminium shuttering technology, and the towers include express elevators. Sustainable provisions cover rainwater harvesting, solar panels, and waste management systems.
Every apartment comes with a balcony that overlooks either the landscaped yard or the swimming pool. The 3 BHK configuration starts at 1,945 sq ft — a floor area that is substantially larger than what comparable prices in central Noida sectors would yield. 4 BHK options go up to 3,200 sq ft.
Sector 12 is not Mahagun's first presence in the Greater Noida West geography. The group has also delivered Mahagun Mantra in Noida Extension, a project offering 3 BHK apartments with modern facilities and a focus on community living and connectivity. Mahagun Mascot at Crossings Republic — set within a 360-acre township — is another completed reference point from the group's Greater Noida West orbit. This accumulated local presence means the group's contractor relationships, authority approvals, and construction supply chains in the micro-market are established rather than inaugural.
Mahagun's approach to Sector 12 also reflects the group's broader scale shift. Approximately 11.57 million sq ft covering about 7,500 units is currently in progress across the group's active pipeline. Within that pipeline, Greater Noida West has grown to anchor the residential segment, with Mezzeria representing the group's stated benchmark for the sub-market.
Noida Extension as a whole currently prices residential apartments in the range of approximately ₹4,500 to ₹6,500 per sq ft for the broader market. Mahagun My Laagoon — another Mahagun project in Sector 12 — shows a median listing price of approximately ₹9,600 per sq ft, above the Noida Extension average of ₹8,100 per sq ft, consistent with the premium positioning of a Hafeez Contractor-designed development on a 7.5-acre low-density site.
Property rates in Noida Extension are projected to rise by 10–15 percent, driven by demand for spacious apartments, improving metro connectivity, and expanding infrastructure. Once proposed metro station pillars are in place, property valuations in the immediate area are expected to jump by 20–25 percent. For a buyer entering Mezzeria at current prices, the metro timeline is therefore a material variable in the holding-period calculus.
The group has delivered approximately 7 million sq ft of residential space covering about 4,000 units under its completed tally, with a stated internal principle of handing over before the contracted date. Mahagun has consistently pursued the principle of delivering what it commits, and the group takes pride in completing and handing over projects ahead of schedule. For a buyer in Sector 12 — a micro-market still absorbing a large volume of under-construction inventory from multiple developers — that delivery history is relevant.
The land for Mezzeria is fully paid up and the registry has been done with the Greater Noida Authority, removing a class of title risk that has historically affected some Noida Extension transactions. Security infrastructure includes CCTV surveillance and 24-hour manned personnel, and the project integrates rainwater harvesting and solar panels. The construction method — aluminium shuttering — is the same structural system used in Mahagun's Sector 78 and Sector 150 Noida projects, so the finish standard has a track record behind it.
