On Saturday, 14 February 2026, hundreds of residents from Mahagun Mantra-2 in Greater Noida West gathered at the Mahagun office in Sector 63, Noida, demanding resolution of a persistent legal obstacle: the failure to register their flats in their names despite having made full payment.
Residents have been waiting for property registration — one of the most basic legal assurances required to establish ownership of their homes. Many have been living in their apartments for years but face legal and financial uncertainty due to the delay. One resident, Santosh Kumar Singh of Ganga Tower, stated: "We took possession of our flats with the assurance that the registry would follow soon."
The Scope of the Problem
The project contains a total of 1,040 units, with possession already offered and nearly 50% of families moved in. The project is located in Sector 10, Greater Noida West, and was launched in June 2013, offering 1,076 units of residential space across 2, 3, 4 and 5 BHK configurations.
A proposed metro station is expected directly opposite Mahagun Mantra, positioning the development as strategically located despite the current impasse over ownership documentation.
Registry as Legal Ownership
The significance of registry in Indian real estate cannot be overstated. Registry ensures legal ownership of the property; without it, buyers cannot claim full rights, resale benefits, or utility connections in their name.
